The sale price was within 1% of the asking price, thanks to ACRE's marketing efforts and a negotiation process that was carefully planned and implemented with the combined efforts of both ACRE and the seller.

The building received several updates for the tenant and will work quite well for their use. However, ACRE was able to sell this property within several months of listing it. The reason for the successful sale was that ACRE highlighted the income stream, rent roll, and financial projections in much more detail than other brokers had done in past. ACRE's extensive knowledge and expertise concerning the important attributes of cash-flowing investment properties made a big difference in highlighting what was necessary to gain interest from investors. ACRE used its own network to execute this transaction through connecting the buyer and seller, which were both successful regional businesses.
